Exterior

Lying at the intersection of the provinces of Pisa, Siena and Florence, only 30km from San Gimignano and 20km from Volterra, this grand villa embraces the true natural and cultural beauty of Italy. Mesmerizing views of the landscape can be enjoyed from the villa, encompassing vineyards, olive trees, sunflower and wheat fields and woodland sheltering all kinds of wild creatures.

Although situated on the edge of an off-the-beaten-track village it is in fact just 800m, a short walk, from a restaurant and a few km further are further restaurants, cafés and shops for your basic needs.

Villa Gran Ducato is surrounded by a 5000sqm landscaped garden of meticulously tended lawns and local flowers stirring your senses with their exquisite colours and perfume.

Fun and relaxation for all ages is provided by the large swimming pool (15x5m), with a shallow area with a little waterfall, ideal for little ones and a hydro-massage corner with water jets to sooth your neck and back. Roman steps lead out of the pool to the solarium equipped with sun beds, umbrellas, a lounge area with sofas and armchairs and a dining table for light lunches poolside.

Closer to the house is an open sided little building with a covered patio equipped with lounge seating area, a barbecue and table and chairs providing another option for al fresco dining.

The property is entirely secure, fenced with an electric system and shrub hedges. Guests also have covered parking at their disposition.

Interior

This country-style villa for rent in Tuscany is a two storeyed building of 250 sqm. Its traditional features have been preserved- terracotta floors, chestnut wooden beamed ceilings, stone walls and arches but it has been given an attractive contemporary twist with modern amenities introduced and a fresh, light colour palette.

The kitchen leads out to the veranda and is fully-equipped with all you could need for self-catering- smart oven, large fridge-freezer, microwave, kettle etc.  On the same floor the spacious living room is crowned with a rustic fireplace and accompanied by comfortable sofas and armchairs. An open-plan room, in front of French doors which also lead on to the garden is the dining room.  One of the bedrooms can also be found on this floor, fitted with either a double or twin beds, with its own bathroom, it is also appropriate for disabled guests.
All the rooms on the ground floor have satellite television.

An open stone and wrought iron staircase leads to the first floor. There  are three bedrooms with double or twin beds and which can be turned into triple bedrooms if necessary.  Each boasts an en suite bathroom, open fireplace, built-in wardrobes and Satellite television.  An intimate lounge has been housed in the tower up a spiral staircase. The best views can be seen from here and it is a peaceful spot in which to steal a quiet moment.

This lovely villa has a range of other facilities too: individually controlled air conditioning and under-floor heating, a central-sound system, Broadband internet, security alarm, safe and telephone.
